A new mixed-use project has been planned for development at 4579-4627 Hollywood Boulevard in Los Feliz. The project proposal includes the construction of a new four-story building offering spaces for residential and commercial uses. The housing-retail complex will replace a Goodwill retail store and a parking lot on the site.
Kristin Harrison on behalf of the Z Wayne Griffin Trust is the project applicant. Warren Techentin Architecture is responsible for the designs.

Plans call for razing the existing building built in 1999, making way for the construction of a new four-story building featuring residences and commercial spaces. The residences are offered as a mix of 181 studios, one-bedroom, and two-bedroom apartments. The mixed-use will also feature approximately 15,000 square feet of ground-floor commercial space and semi-subterranean parking for 208 vehicles.
Requested entitlements include Transit Oriented Communities incentives permitting a taller building with less parking than otherwise required by zoning rules. In exchange, 20 of the new apartments will be set aside for rent as affordable housing at the extremely low-income level.
Renderings reveal a contemporary podium-type building with a sculpted roofline. The building will showcase a W-shaped footprint above the podium level, providing room for two courtyards and a pool deck. Plans also call for a community room, a recreation room, and additional outdoor spaces at the rooftop.
The project site spans from Rodney Drive to Lyman Place and is located near Barnsdall Park in Los Feliz.
