Plans are moving forward for a new apartment building at 1900 North Rodney Drive in Los Feliz. The project would replace an existing single-family residence and garage with a multifamily residential development. The applicant and owner is listed as Joseph Sharaf, with nūr Development | Consulting serving as the project representative. Project plans are credited to FreelandBuck.
The proposed development would bring 17 apartments to the property. The unit mix includes four studios, six one-bedroom apartments, and seven two-bedroom apartments. Two of the apartments would be reserved for very low-income households through State Density Bonus provisions.
The project is described in supporting materials as a six-story residential building with a height of 86 feet and six inches. Plans also call for one level of subterranean parking with eight automobile stalls, along with 12 bicycle parking spaces located on the ground floor. The elevations show a contemporary apartment building with a varied façade treatment, screened exterior portions, balconies, and green accent panels. The building’s massing is broken up through alternating wall sections, window placement, and open areas along the elevations.
A Notice of Exemption has been filed for the project which applies to certain infill development projects. City materials state that the property is located within the Hollywood Community Plan area and the Vermont/Western Station Neighborhood Area Plan Specific Plan. The filing also states that the existing structure on the site is not identified as a historical resource.
The project would add new housing near the corner of Rodney Drive and Franklin Avenue, a short distance from commercial corridors in Los Feliz. An estimated construction timeline has not been announced.
