An application has been submitted to the Los Angeles Department of City Planning seeking approval to redevelop a corner property at 1900 North Rodney Drive in Los Feliz. The proposal would remove an existing single-family residence and introduce a new multifamily residential building fronting Franklin Avenue.
The project calls for a six-story structure containing 17 rental apartments. Unit layouts include one- and two-bedroom residences, with vehicle parking accommodated on site for a total of eight cars. Parking and residential uses are organized within a podium-style building configuration, as shown in the submitted plans.
Two of the proposed apartments are designated for very low-income households. The affordable units are integrated into the overall unit count and distributed within the building rather than separated from the market-rate residences.
Design work for the project is led by FreelandBuck. Building elevations illustrate a vertically organized façade composed of layered wall planes, recessed sections, and screened elements that vary across floors. The exterior treatment introduces alternating solid and porous surfaces that visually divide the building mass while maintaining a consistent contemporary expression.
The property currently contains a detached residential structure constructed in the mid-1920s. Municipal records show the site changed ownership in early 2025. If approvals are granted, the development would replace the existing structure with new rental housing as outlined in the application.
