A new mixed-use project has been unwrapped at its project site at 8521 Sepulveda Boulevard in Westchester. The project proposal includes the construction of a new six-story complex offering residential and retail spaces. The project site previously housed a Grinder restaurant.
Los Angeles-based Caladan Investments is the project developer. Lahmon Architects is responsible for the designs.
A year into the groundbreaking, the exterior is almost ready for a new mixed-use apartment complex. The project site is an L-shaped parcel at Sepulveda Boulevard and Manchester Boulevard. The project brings a six-story building that will feature 87 apartments above an 82-car garage and approximately 900 square feet of ground-floor retail space.
The developer seeks to entitle the apartment complex using Transit Oriented Communities incentives to allow a larger building than zoning rules would otherwise permit. In exchange for the incentives, eight of the apartments will be set aside as deed-restricted extremely low-income housing for a period of 55 years.
Renderings reveal a contemporary podium-type building, which will include a pair of rooftop amenity decks. The estimated market availability has not been announced yet.
