A new mixed-use building has been planned for development at 5271 West Sunset Boulevard in East Hollywood, Los Angeles. The project proposal includes the construction of a new four-story building offering residential and retail spaces. The project will replace an existing fourplex built in the 1920s.

Michael Eghbali and Farshad Zaghi are listed as the project applicants. Carpira Design Group Company is responsible for the designs.

The project applicants are seeking city entitlements for a new four-story building offering 19 residential units. The units will be designed as a mix of one-bedroom, two-bedroom and three-bedroom apartments. A ground-floor retail space will also be designed spanning an area of 560 square feet. An at-grade and basement parking space for 13 vehicles will also be designed.

The project’s entitlement request includes Transit Oriented Communities incentives to permit a taller building than would otherwise be allowed by zoning rules. In exchange, two of the proposed apartments as affordable housing at the extremely low-income level.

The owners of the fourplex filed an application earlier this month, to redevelop the residence with a mixed-use apartment building.

The project will be seen sprouting not from the intersection of Sunset Boulevard and Western Avenue.
