Los Angeles City Planning Commission has approved an office project at 1200 North Cahuenga Boulevard in Hollywood, Los Angeles. The project proposal includes the construction of an office campus consisting of two new buildings and an existing third structure that has been serving as a school.
West Hollywood-based Bardas Investment Group is the project developer. House & Robertson is serving as executive architect and KSA as landscape architect.
In late 2021, the developer had filed an application for an office campus, named West of West. The project will bring 75,000 square feet of office space, spread across three buildings. Plans calls for the construction of two new buildings on the property, while retaining a third existing structure which previously served as a school. Plans also call for 156 parking stalls in a semi-subterranean garage and approximately 500 square feet of retail space at street level.
The new construction will replace the existing two buildings and recreation field, as well as attached parking on premises. The additions will rise up to four stories in height and contain 55,000 square feet of offices, with an additional 20,000 square feet of space to be located in an existing building poised for a remodel.
Renderings show that the campus will be designed on a new landscaped courtyard, with additional open space provided through a retail patio fronting Cahuenga Boulevard and a series of terrace decks. Plans show an exterior of plaster, cement, wood panels, and tile.
While approval by the City Planning Commission is a key hurdle, the project has yet to reach the finish line. Requested entitlements include a general plan amendment, a zone change, and a height district change, which require approval by the City Council.
