Construction for a new six-story mixed-use development has wrapped up at 10801 Venice Boulevard in the Palms neighborhood of Los Angeles. The finished structure rises on the corner of Venice Boulevard and Glendon Avenue, replacing a former single-story commercial building.
Venice Adventures, LLC is listed as the owner. Plus Architects is responsible for the design.

The six-story development brings 85 apartments above ground-floor commercial space. A two-level subterranean parking garage is located beneath the structure, providing ample parking for residents and visitors.
The project was approved through the Transit Oriented Communities (TOC) program, which allows for increased density in exchange for including on-site affordable housing. As part of the agreement, a share of the apartments will be reserved for income-restricted tenants.

Architecturally, the building stands out with a bold contemporary façade. Angled balconies create a dynamic rhythm along the exterior, while generous floor-to-ceiling windows open up the residential interiors. A rooftop amenity deck sits atop the structure, partially shaded by a trellis frame that adds to the building’s distinctive profile.

The final design followed an earlier plan proposed in 2016, which called for a smaller, five-story building with 63 units. That scheme was later replaced by the current, expanded version under the TOC program.

While construction has concluded, the building has yet to welcome its first residents.
