A full-block redevelopment has been proposed at 9000–9020 Venice Boulevard in the Palms neighborhood of Los Angeles, where plans call for replacing an existing commercial center with a large mixed-use residential complex organized across three interconnected buildings. The project application was submitted by Wiseman Residential to the Los Angeles Department of City Planning.

Plans outline a total of 490 residential units distributed across the site in a mix of studio, one-, two-, and three-bedroom layouts. Approximately 15,689 square feet of ground-floor commercial space would line Venice Boulevard, creating a continuous retail frontage along the corridor. Parking for 266 vehicles would be accommodated within a shared podium and garage system beneath the residential levels.

Building A (9000 Venice Boulevard): The western portion of the site is identified in plans as Building A, which presents a long elevation along Venice Boulevard with a consistent grid of residential windows above a commercial base. Drawings show the structure rising seven stories, with upper floors set above a podium level and organized in a regularized façade pattern. The ground floor is defined by storefront bays, while upper levels maintain a uniform rhythm of openings.

Building B (9010 Venice Boulevard): At the center of the development, Building B introduces a break in massing and incorporates vertical recesses that create light wells and circulation openings within the structure. Elevations indicate a similar seven-story height, but with greater variation in façade depth compared to Building A. The building maintains ground-floor commercial frontage while introducing articulated sections across the residential floors.

Building C (9020 Venice Boulevard): The easternmost structure, Building C, continues the overall development pattern while presenting its own distinct façade composition. Plans show a seven-story form with residential levels above a commercial base, with subtle variations in window arrangement and exterior treatment that differentiate it from the adjacent buildings. Together with Buildings A and B, it completes the continuous street wall along Venice Boulevard.

Architectural plans prepared by Reed Architectural Group depict a contemporary design utilizing a combination of stucco and metal siding, with each building segment incorporating rooftop amenity areas. While the three structures are expressed as separate volumes in elevation, they function as a unified development connected through shared infrastructure.

The applicant is seeking approvals through city housing incentive programs that permit increased density relative to base zoning. In exchange, 64 of the proposed apartments would be reserved for extremely low-income households.

The project site occupies the south side of Venice Boulevard between Robertson Boulevard and Culver Boulevard, where a series of aging commercial uses would be cleared to make way for new residential construction spanning the full length of the block.
