A new townhome development has been proposed at 2020 South Federal Avenue in the Sawtelle neighborhood of Los Angeles. The project site spans multiple contiguous parcels at 2007-2045 South Colby Avenue, 11556 West La Grange Avenue, and 2020-2024 South Federal Avenue, located just west of the 405 Freeway and a few blocks south of Olympic Boulevard. The site is currently improved with a nursery and accessory structures, all of which are slated for demolition.
The project is being developed by Intracorp Companies, with architectural design by JZMK Partners.

Plans call for the construction of 40 three-story townhomes, configured as three- and four-bedroom residences. Each unit will include private garage parking, with a total of 80 vehicle parking spaces proposed on site. The homes will be built in a subdivided layout typical of small-lot development, with internal private drives providing access from surrounding streets.
In exchange for density bonus incentives under the Transit Oriented Communities (TOC) program, the developer will set aside two units as affordable housing for very low-income households. The project qualifies for Tier 3 incentives due to its location within close proximity to transit. According to planning filings, the development will proceed through a ministerial review process, meaning no discretionary hearings or CEQA review will be required.

Renderings of the project depict a contemporary design that reflects a clean-lined, residential scale. The townhomes are arranged in clusters and feature a mix of stucco and fiber cement finishes, articulated massing, and flat or low-pitched roofs. Balconies, large windows, and small setbacks offer variation along the street-facing edges, while landscaping elements and street trees soften the visual impact from the sidewalk. The site layout includes a network of internal pathways and driveways to ensure vehicle access without overwhelming the public realm.

An application for the project was submitted to the Los Angeles Department of City Planning in June 2025. No construction timeline has been announced.
