Construction is underway for a six-story residential building at 834 South Holt Avenue, located just west of La Cienega Park in the Pico‑Robertson neighborhood of Los Angeles. The site currently accommodates three existing apartment buildings slated for demolition under the approved application.
The project applicant, Chandler Sooferian, has submitted plans to the Los Angeles Department of City Planning to develop 47 apartments in a 60,000‑square‑foot building. The unit mix includes a combination of one-bedroom and three-bedroom layouts. The project scope also provides 68 on-site parking spaces.
The project site spans an area of 5,39 square feet. The development takes advantage of a density bonus, enabling construction above the standard zoning limits in exchange for setting aside 11 of the units (approximately 23%) as deed-restricted housing for low‑ and very low-income households. The entitlement is currently under ministerial review—suggesting no discretionary hearings are necessary.
Designed by Mika Design Group, the building will feature a contemporary podium-style structure topped with five wood-framed stories above a concrete base. A central courtyard and a rooftop deck are incorporated to encourage resident interaction and outdoor living.
Visually, the building will present a clean, modern exterior with a rectilinear form and a defined base. The five upper floors are set back to accommodate a landscaped courtyard, while the rooftop deck crowns the structure. The façade will employ a mix of stucco, metal panels, and expansive windows, with balconies inset into the mass, reducing the building’s apparent scale. Ground-level materials and soft landscaping aim to enhance the pedestrian experience along Holt Avenue.
