A Planning Commission hearing catapults a proposed project back into progress at 3600 Wilshire Boulevard in Koreatown, Los Angeles. The project proposal includes the construction of two 23-story buildings offering spaces for commercial and residential uses. The site is currently developed with a 22-story commercial office building and a two-story parking structure.

Jamison Properties is the project developer. Perkins + Will is responsible for the designs.

The project site is a parcel spanning an area of 174,300 square feet. The scope of work includes the construction of two towers rising 23 stories each, and yielding a total built-up area spanning 660,040 square feet. The site currently has a 22-story, 385,520 square foot commercial office building, which will remain, and a two-story parking structure, that will be demolished. The new buildings will be 269 feet tall. The towers will offer 6,359 square feet of commercial space and a total of 760 residential units. Some of the apartments showcase balconies. Residential units are designed as a mix of 133 studios, 475 one-bedroom, and 152 two-bedroom designs.

The new buildings will include 19 residential stories built over a parking garage stretching over six levels; four above ground, and two below. The garage will have a capacity of 1,527 automobile parking spaces. 1,595 long-term bicycle parking spaces and 29 short-term bicycle parking spaces will also be on site. Open space spanning 79,800 square feet will also be developed on the site.

Renderings showcase amenities such as a rooftop deck, as well as green space on top of the fourth-level parking podium. There will be a gym and other ground floor amenities on site. The project would remove four street trees and 39 private property trees and provide 190 trees onsite.

A Planning Commission hearing was held last week. Developers hope to break ground by the end of the year. The property site is bounded by Wilshire Boulevard to the north, Kingsley Drive to the east, 7th Street to the south, and Harvard Boulevard to the west.
