A new residential project has been proposed for development at 338-410 South Alhambra Avenue in Monterey Park. The project proposal includes the construction of 60+ residential units developed as a mix of townhomes and flats. Once approved, the project calls for the demolition of existing buildings on the site.
The Commons of MPK LLC and Longo Realty Inc are listed as the project applicants. Tag Design Works is responsible for the designs.
The project site is a parcel spanning an area of 1.73 acres. The scope of work includes razing 14 rental units, a single-family home, and an accessory dwelling unit to make way for the construction of 64 condominiums and parking. The residential complex will offer eight three-bedroom townhomes, as well as 57 one-bedroom, two-bedroom, and three-bedroom floor plans. The units will range from 645 to 1,300 square feet in size.
In exchange for density bonus incentives permitting a larger structure than allowed by zoning rules, seven of the new dwellings would be restricted to very low-income households.
Renderings reveal a five-story building wrapped around a central courtyard. Construction is expected to occur over a 19-month period commencing as early as Fall 2024.
