A new mixed-use residential project has been proposed for development at 1445 North Las Palmas Avenue in Hollywood, Los Angeles. The project proposal includes the construction of a new seven-story mixed-use building offering spaces for residential and retail uses. The project site formerly housed the Hollywood Playhouse theater, a long-vacant structure which was caught in a fire in 2022.
An entity affiliated with Los Angeles-based And Asset Management is the project developer. Urban Design Specialists is responsible for the designs.
The new mixed-use complex will rise just south of Sunset Boulevard on a vacant lot. The developer is seeking entitlements for the site to allow the construction of a seven-story building featuring 60 apartments and commercial space on the ground floor. The units will be developed as a mix of studios and one-bedroom apartments above approximately 500 square feet of commercial space. Additionally, a 26-car garage will also be developed on the site.
A project application was submitted last week to the Los Angeles Department of City Planning. The estimated construction timeline has not been revealed yet.
Requested entitlements include Transit Oriented Communities incentives, which would permit a larger structure than otherwise allowed on the site. In exchange, nine of the new apartments would be set aside for rent as very low-income affordable housing.
Renderings reveal a modern podium-type building capped by a 6,000-square-foot rooftop deck. The project site is located a short walk from the intersection of Sunset and Highland Avenue.
