A new mixed-use project has been proposed for development at 8620 West 3rd Street in Beverly Grove, Los Angeles. The project proposal includes the construction of a new five-story building offering spaces for residential and medical office uses. The project calls for the demolition of two commercial buildings on the site.
Aaron Brumer & Associates is responsible for the designs.
The project applicant is seeking City approvals to demolish the existing structures to clear the way for a new five-story structure with residential and retail spaces. The mixed-use will offer 18 one-bedroom apartments and 8,544 square feet of medical offices.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, three of the new apartments would be set aside for rent as affordable housing at the very low-income level.
The project site sits across the street from Cedars-Sinai Medical Center. An application was submitted a few weeks ago to the Los Angeles Department of City Planning, pending review and approval. The estimated construction timeline has not been revealed yet.
