A new residential project has been proposed for development of 1445 North Las Palmas Avenue in Hollywood, Los Angeles. The project proposal includes the construction of a seven-story mixed-use building offering spaces for residential and retail uses. The project site previously housed the Hollywood Playhouse theater, a long-vacant building that was a victim of a fire in 2022.

And Asset Management is listed as the project developer. Urban Design Specialists is responsible for the designs.

The scope of work includes the construction of a seven-story building on a vacant parcel offering spaces for residential and retail uses. Plans call for the construction of 60 units designed as a mix of studios, and one-bedroom floor plans. The building will feature a 6,000 square-foot rooftop deck. A commercial space spanning an area of 500 square feet will be developed on the site. A parking garage with a capacity of 26 cars will also be designed.

The developer has requested for Transit Oriented Communities incentives, to allow for a larger structure. In exchange, nine apartments will be set aside as very low-income affordable housing.

A project application was submitted last week to the Los Angeles Department of City Planning. The estimated construction timeline has not been announced yet. The project site is located just south of Sunset Boulevard.
