A new affordable housing project is now market-ready at 8500 South Vermont Avenue in the Vermont-Knolls neighborhoods in South Los Angeles. The affordable housing project will offer dwelling units for local seniors and families within two buildings rising six stories high.
Bridge Housing Corporation is the project developer. TCA Architects is responsible for the designs.
The new housing complex offers 180 apartments built within two podium-style buildings. The first building is named Luminus@Evermont. The apartments are designed as a mix of one-bedroom, two-bedroom, and three-bedroom floor plans. The units are reserved for households earning between 30 and 80 percent of the Los Angeles area median income.
The second building is named Vista@Evermont. It features 62 one-bedroom floor plans set aside for older adults earning up to 30 percent of the area’s median income level.
Additionally, the project will offer a new central plaza featuring ground-floor retail space and a 40,000-square-foot Target, as well as the public boarding school SEED LA. The public boarding school will offer 170 dorm rooms, 20 staff apartments, classrooms, a gymnasium, a dining hall, outdoor recreation space, courtyards and a rooftop garden, among other offerings. Metro is partnering on the school, which will have a STEM focus and serve grades 9 through 12.
Other members of the project team include the Coalition for Responsible Community Development, Primestor, and Suffolk.
The project site has been a vacant parcel for many years. The project is a part of the Vermont Manchester development. The project site is located at the intersection of Vermont Avenue and Manchester Avenue in South Los Angeles.
