A new mixed-use project has been proposed for development ay 2307 Lincoln Boulevard in Santa Monica. The project proposal includes the development of a new seven-story mixed-use building offering spaces for retail and residential uses. If approved, the mixed-use project would replace a shuttered auto repair shop on the site.
Coast Meridian Properties is listed as the project applicant. Arcaforma is responsible for the designs.
The scope of work includes the demolition of the existing structure and paved area to make way for a new seven-story building offering 69 residential units and commercial space on the ground floor. The commercial space will span an area of 1,800 square feet. The units will be designed as one-bedroom layouts. Parking for 59 vehicles will also be developed on the site. Plans also show a central courtyard and a large rooftop deck.

The project would utilize density bonus incentives to permit a larger building than normally permitted by zoning. In exchange, a portion of the new apartments would be set aside for rent at below market rates.
A presentation was submitted to the Santa Monica Architectural Review Board, pending review and approval. The estimated construction timeline has not been revealed yet.
