A former department store site along Santa Monica Boulevard is being redeveloped into a large-scale studio and office campus spanning an entire city block in Hollywood. The project, proposed for 5601 Santa Monica Boulevard, replaces a former Sears building with a mixed-use complex combining production facilities, office space, and ground-floor commercial uses.

Plans call for approximately 110,000 square feet of soundstages and production support areas, alongside more than 388,000 square feet of office space. An additional 12,300 square feet of restaurant space would line the Santa Monica Boulevard frontage, while parking for 981 vehicles would be provided within two subterranean levels.

Designed by Rios, the development is organized as a collection of interconnected buildings rather than a single tower. Structures along Santa Monica Boulevard would rise to a maximum height of 93 feet, while lower-profile volumes step down toward Virginia Avenue to the north. Renderings show façades composed of plaster cement board siding, expansive glazing, and perforated metal screening, with landscaped terraces integrated at upper levels.

City records list House & Robertson as part of the project design team. Internal circulation routes and landscaped open areas are incorporated across the block, creating a campus-style layout that separates production functions from office and public-facing uses.

The redevelopment is being undertaken by a joint venture between Bardas Investment Group and Bain Capital Real Estate. The partnership has pursued multiple large-scale studio projects across Los Angeles, reflecting continued demand for purpose-built production space within established entertainment districts. Completion of the Santa Monica Boulevard project is anticipated in 2026.
