A six-story mixed-use building has been proposed for a corner site at 3644 South 11th Avenue in Jefferson Park, introducing new housing and retail space a short distance from the Expo/Crenshaw transit corridor.
The development would contain 25 residential units comprised of studio, one-bedroom, and two-bedroom layouts. Plans also indicate approximately 5,000 square feet of commercial space at street level along Exposition Boulevard. The plans do not indicate any dedicated parking for residents or retail users.
To permit the project’s height and unit count, the applicant is seeking density bonus incentives. In return, four apartments would be reserved as very low-income housing for a 55-year term.
Renderings prepared by Mika Design Group depict a contemporary structure with a brick-clad ground floor and articulated upper levels defined by inset balconies and framed window groupings. The building steps back modestly at the roofline, creating terrace space while reducing the visual mass along the street.
If approved, the project would replace an existing low-rise commercial structure and surface parking lot with transit-oriented housing at the intersection of 11th Avenue and Exposition Boulevard.
