Tessera has opened at 1069 West Exposition Boulevard, introducing new furnished housing and ground-floor retail space along a transit-served stretch of Exposition Park near USC. The completed seven-story building is located by the Expo/Vermont E Line station, placing new housing and retail near USC and Exposition Park.
The project was developed by Mosaic Investment Partners. SVA Architects and Sorensen Architects are credited with design work.

The residential program includes 53 furnished apartments designed in studio, one-, two-, three-, and four-bedroom layouts. Together, the units provide capacity for up to 250 residents. Six apartments are designated for extremely low-income households, adding an income-restricted component to the residential program. Street-level commercial space is incorporated beneath the residential floors, creating a retail frontage along Exposition Boulevard. With the building now complete, the project brings both housing and commercial space to market in a location positioned between USC, Exposition Park, and nearby transit service.

Photos of the completed building show a multi-level structure with white and blue exterior panels, recessed balconies, and rooftop amenity areas. The upper level includes an outdoor pool deck with seating and views toward Downtown Los Angeles, while additional roof areas include lounge space, landscaping, and mechanical screening. The building’s massing extends along the block with a mix of flat wall planes, balcony projections, and color-blocked façade sections.

Oakwood Development Group and Alpha Construction were also part of the project team. Financing was arranged by JLL Capital Markets through HC2 Capital, with a senior construction loan from Calmwater Capital.

Tessera’s completion adds new residential capacity immediately north of Exposition Park and near the USC campus. The building is now positioned as an active mixed-use property, with apartments and commercial space available at 1069 West Exposition Boulevard.
