A new mid-rise residential development has been delivered at 1069 West Exposition Boulevard in Los Angeles’ Exposition Park neighborhood, adding a compact infill project to a corridor shaped by recent mixed-use construction. The seven-story building occupies a site just west of the University of Southern California campus, where institutional and residential uses increasingly intersect.

The project, known as Tessera, was developed by Mosaic Investment Partners and introduces 53 apartments above ground-floor commercial space. Six of the units are reserved as extremely low-income housing, integrating affordability into the project’s residential program rather than separating it from market-rate homes.

Residential floor plans are distributed across a range of unit sizes, accommodating both smaller households and larger living arrangements within the building’s vertical footprint. Retail space at street level activates the Exposition Boulevard frontage, while residential access and services are organized internally to maintain a clear separation between public and private uses.

Design responsibilities for the project evolved during the approval process. Sorensen Architects was initially announced as the design firm at the project’s 2023 groundbreaking, while SVA Architects prepared the conceptual plans submitted for city review. The completed structure closely reflects those approved concepts, translating early massing studies into a built form.

The exterior design emphasizes articulated volumes and recessed planes, using contrasting facade treatments to visually break down the building’s height. Balconies and window groupings are arranged to create depth along the elevations, while the upper floors step back subtly from the street edge.

Shared amenities are distributed throughout the project, including a rooftop pool and deck, a central courtyard, a fitness center, and a designated dog park. These spaces are positioned to serve residents across multiple floors, reinforcing the building’s internal circulation rather than concentrating activity at a single level.
