A new residential project has been approved for development at 1717 South Beloit Avenue in Sawtelle, Los Angeles. The project proposal includes the development of a new seven-story residential complex offering 100+ apartments. The new apartment complex will replace five residences on the site.

EJKS, LLC, an entity managed by Elliot Nayssan, is listed as the project applicant. Sam Ghanouni is responsible for the designs.

Earlier this week, Los Angeles City Planning Commission granted approvals for the construction of a new multifamily residential building.

The scope of work includes the redevelopment of five existing home with new seven-story building featuring 102 apartments. The apartments will be designed as a mix of one-bedroom, two-bedroom, and three-bedroom floor plans. Additionally, a two-level, 97-car subterranean parking garage will also be developed within the project.

Approval was required for density bonus incentives that permit a larger building than zoning rules would typically allow. In exchange, 14 apartments will be set aside for rent as very low-income affordable housing.

Renderings propose a contemporary low-rise structure. The apartment complex will feature recreation rooms, roof decks, and a rooftop terrace level.

The project site is located toward south of Santa Monica Boulevard and west of the I-405 Freeway in Sawtelle. After groundbreaking, construction is expected to finish within 18-to-24 months.
