A new residential project has been proposed for development at 17 West Jib Street in Venice Beach in Los Angeles. The project proposal includes the construction of a new five-story apartment complex offering 25 dwelling units.
17 Jib Company, LLC is listed as the property owner and applicant. Breakform Design is responsible for the designs.
The scope of work includes the construction of a new five-story building. The new multifamily housing will offer 25 apartments. The apartments will be designed as a mix of one-bedroom and two-bedroom floor plans. Parking for nine vehicles will also be provided on the site.
Requested entitlements for the project include density bonus incentives to permit a larger building than zoning rules would otherwise allow. In exchange, five of the proposed apartments would be set aside for rent by very low-income households and one apartment would be rented to a low-income household.
Once approved, the project calls for the demolition of the existing five apartments on the site. Recently, a project application was submitted to the Los Angeles Department of City Planning.
Renderings reveal a modern look for the proposed podium-type building. The project site is located along a walk street between the Ballona Lagoon and Venice Beach.
