Construction is underway for a new seven-story mixed-use development at 5566 Pico Boulevard in Mid-City, Los Angeles. The project is replacing a commercial structure and four residential units on a corner lot along Pico Boulevard.
West Hollywood-based APPA Real Estate is listed as the project developer. Khal Khaireddin Architects is responsible for the designs.

The infill development will bring 40 residential units and 1,350 square feet of ground-floor commercial space into a seven-story structure. The building will also include a podium-level garage with capacity for 25 vehicles. Apartments will be offered in a mix of studio and one-bedroom layouts.
Under the Transit Oriented Communities program, the project was granted allowances for increased height and density. In exchange, four of the apartments will be reserved for extremely low-income households.
The building features a rounded corner facade with floor-to-ceiling windows and curved balconies, creating a distinct visual anchor at the intersection. Vertical greenery and recessed balconies on the eastern elevation add texture and emphasize the building’s residential use.
An official construction timeline has not yet been announced.
