Demolition work has now started at 6052 West Olympic Boulevard, where a new mixed-use project is set to bring housing and retail to the heart of Little Ethiopia in Los Angeles. The project is being developed by Jacmar Companies, with designs by MVE + Partners.
The approved plan calls for a six-story building that will include 120 residential units and 5,135 square feet of commercial space at street level. The development replaces a row of former commercial structures that previously occupied the site.
Apartments will be offered in a mix of studio, one-bedroom, and two-bedroom floor plans, supported by a two-level underground garage with capacity for 132 vehicles. On-site amenities will be located at both the podium and rooftop levels.
The project is being developed through Los Angeles’ Transit Oriented Communities (TOC) program, which grants additional floor area and density in exchange for affordable housing. In line with those incentives, 12 of the 120 units will be reserved for extremely low-income households.
Renderings depict a modern, mid-rise building with a clean, angular façade designed to complement the evolving urban character of Little Ethiopia. A construction timeline has not yet been announced.
