A new residential project has been granted approval for development at 125–205 South Harbor Boulevard in Santa Ana. The development will bring a total of 36 three-story townhomes to a 1.5-acre site just south of downtown.
Orange County-based City Ventures is listed as the project developer. KTGY Architecture + Planning is responsible for the designs.

The new community will offer a mix of three- and four-bedroom floor plans, each ranging from approximately 1,352 to 1,610 square feet. Units will include three to four bathrooms, and every home will feature a private two-car garage—offered in both tandem and side-by-side layouts. Each residence will also include a private deck or patio. Guest parking will be accommodated along the site’s internal drive aisle.
Three of the planned homes are designed as live/work townhomes, with ground-floor commercial space fronting Harbor Boulevard and living quarters above. A shared common area will be located at the northwest corner of the site, featuring a barbecue grill, shaded seating structure, passive landscaping, and open-air gathering space for residents. The development will also include gated access to the adjacent city park, enhancing neighborhood connectivity.
Four of the 36 homes will be reserved for moderate-income households, made possible through the use of California’s State Density Bonus Law and Santa Ana’s inclusionary housing ordinance. These affordable units are expected to be priced in the mid $400,000s. The project has also been submitted under SB 330, which streamlines the approval process for residential development in California.
Construction is expected to begin in early 2025 and conclude in late 2026.
