Plans have been submitted for a new affordable housing development at 11308 South Main Street, where an undeveloped parcel in South Los Angeles is proposed to be replaced with a mid-rise residential building. The project has been filed under Executive Directive 1 and is undergoing review by the Los Angeles Department of City Planning.

The proposal, submitted by Dreamwork Development LLC, calls for the construction of a five-story apartment building containing 38 residential units. The unit mix consists of studio and one-bedroom apartments. No on-site vehicle parking is proposed as part of the development, according to the application materials.

Project approvals include requests for density bonus incentives, which would allow the building to exceed base zoning limits. All units are proposed to be reserved for low- and moderate-income households, consistent with the affordable housing designation described in the filing.

Architectural plans prepared by Malekian & Associates depict a compact five-story structure with ground-floor residential access and a vertically articulated façade. Renderings show a contemporary exterior composed of contrasting material palettes and recessed window openings across the upper floors.

Located along South Main Street in the Broadway-Manchester area of Los Angeles, the project would introduce new income-restricted housing on a site that is currently vacant. The proposal represents one of multiple recent entitlement filings by Dreamwork Development LLC within South Los Angeles.
