Construction is wrapping up on a new mixed-use apartment complex at 3557 South Motor Avenue in the Palms neighborhood of Los Angeles. The project is located just south of Palms Boulevard, within walking distance of Venice Boulevard and the Metro E Line.
Wiseman Residential is listed as the project developer. The building is designed by Uriu & Associates.
The project site spans an area of 0.43 acres. The seven-story building will feature 104 residential units and ground-floor commercial space. The unit mix includes studios, one-bedroom, and two-bedroom layouts. Parking is provided in a structured garage within the building.
The project was approved through the Transit Oriented Communities (TOC) program under Tier 3 incentives. In exchange for increased density and height, approximately 11 of the 104 apartments will be reserved for Extremely Low-Income (ELI) households. The project did not require discretionary entitlements and was processed ministerially under Los Angeles zoning code.
It features a modern facade with clean lines and recessed balconies. Ground-floor commercial storefronts face Motor Avenue, while upper levels are set back to reduce massing along the street.
As of mid-2025, construction is nearly complete and the development is expected to begin leasing in the coming months.
