Approved for 100 townhomes and a limited amount of commercial space, the project marks a significant step in the gradual urban evolution of Elysian Valley. Each residence is organized around a shared garden walkway, softening the dense layout and creating a sense of connection to the riverbank beyond. Across the street, Harridge has secured approvals for an additional 17 condominiums and more retail space, extending the development’s mixed-use footprint along Blake Avenue.
Designed by William Hezmalhalch Architects (WHA), the three-story homes employ a minimalist architectural language defined by clean stucco façades and generous window groupings. The project emphasizes light, greenery, and privacy rather than ornamentation; aligning with Frogtown’s growing identity as an enclave for low-rise, design-forward housing. New landscaping introduces native plantings and shaded routes.

The townhome layout also demonstrates how Los Angeles’s small-lot ordinance continues to adapt to different neighborhood contexts. In this case, compact parcels and individual entries preserve a residential scale while achieving urban density comparable to multifamily projects.
