Site work has begun for a new 100% affordable housing development located at 12616 Culver Boulevard, near the intersection with Purdue Avenue in the Del Rey neighborhood of Los Angeles. The project involves the construction of a six-story residential building and is being advanced under SB 4 provisions.
The development is led by Community Corporation of Santa Monica, with Marina Christian Fellowship listed as the property owner. FSY Architects is overseeing the design. A structure formerly used by Marina Christian Fellowship has been demolished to clear the site.
The parcel spans approximately 2,896 square feet and was previously home to Ocean Charter School. Plans call for 122 income-restricted units in a mix of one-, two-, and three-bedroom layouts. According to the preliminary parcel map submitted to the Department of City Planning, the project includes both lot merger and subdivision actions to facilitate the new construction.
In addition to residential space, the proposed development will include a rooftop deck, a central landscaped courtyard, and outdoor terraces. A total of 117 parking spaces will be provided in an onsite garage.
The estimated construction timeline has not been revealed yet.
