Construction is progressing for a five-story affordable housing complex at 101 East Pacific Coast Highway in Long Beach. The project site sits at the northeast corner of East Pacific Coast Highway and Pine Avenue. Named The 101, the project is led by Jamboree Housing Corporation.
The project will bring 52 units of permanent supportive housing to the Midtown neighborhood, including 51 one-bedroom units for extremely low-income individuals and one two-bedroom manager’s unit. All residential units will be reserved for households earning no more than 30 percent of the area median income (AMI). The development will also include approximately 20 vehicle parking spaces on site.
The 17,110-square-foot site spans two merged parcels and is located within the Midtown Specific Plan area, under Transit-Oriented District zoning. The location lies approximately 0.2 miles from the Pacific Coast Highway Metro station.
The total development cost is estimated at $39.1 million. Funding sources include a $2.1 million HOME loan from the Long Beach Community Investment Company (LBCIC), a $2 million supplemental HOME loan, $13.5 million from the National Housing Trust Fund, and 9% Low-Income Housing Tax Credits totaling $2.25 million annually. Bank of America serves as the tax credit investor and construction lender.
All 51 supportive units will receive HUD Section 8 Project-Based Vouchers, with rents starting at approximately $303 per month, including utilities.
Planning approvals included a ministerial site plan review and a CEQA-exempt lot merger. No further discretionary approvals or environmental review were required. Construction began in mid 2025. A completion date has not yet been announced.
