A large multifamily residential project is planned at 13610 West Sherman Way in Van Nuys, where a flag lot currently occupied by low-intensity uses is slated for redevelopment. The proposal calls for a five-story apartment building that would add 168 new homes along Sherman Way, a corridor identified for increased residential activity in the community plan.

The project is being developed by Hidden Villas and would require the removal of ten existing residential structures on the site. Plans show a mix of studio, one-bedroom, and two-bedroom apartments arranged around a central courtyard, with parking for 99 vehicles integrated into the building. Vehicular access is provided internally, allowing the Sherman Way frontage to be organized around residential and landscaped elements rather than surface parking.

Eighteen of the 168 apartments are reserved for Very Low Income households, satisfying requirements under California’s State Density Bonus Law. The affordability commitment allows the project to utilize density bonus incentives that permit a larger residential building than base zoning would otherwise allow, while remaining consistent with the site’s General Plan land use designation.

Architectural plans prepared by Garo V. Minassian depict a contemporary low-rise structure with articulated facades, regular window spacing, and balconies distributed across upper floors. Elevations show massing broken into multiple volumes, with stepbacks and material changes used to reduce perceived bulk along property edges and to respond to grade changes across the flag lot.

While much of the property has historically been used for parking-related purposes, its underlying land use designation permits residential development. Recent State legislation allows housing to proceed on such sites when projects conform to adopted General Plan policies. With entitlements approved and planning review complete, the Sherman Way development is positioned to move forward, adding substantial new housing capacity to Van Nuys.
