Helio Breaks Ground on 184-Unit Mixed-Use Project at 10505 Washington Boulevard in Palms

At 10505 Washington Boulevard in Palms, Helio has started site work for an eight-story housing-over-retail project after clearing former commercial buildings. The effort is financed by a $92 million construction loan.

Reed Architectural Group is leading architecture.

The project proposal calls for 184 apartments designed as a mix of studios, one-bedroom, and two-bedrooms floor plans and roughly 5,000 square feet of street-level commercial space. A three-level parking garage will accommodate 170 vehicles.

The city approved the project using Transit Oriented Communities (TOC) incentives, trading added scale for deed-restricted units. Nineteen homes are slated for extremely low-income households under those terms.

Plans describe a podium building organized around courtyard and interior recreation areas, with active retail frontage along Washington and residential massing stepping back above.

Sitting across Sony Pictures Studios, the project adds to Helio’s recent Palms pipeline and to a cluster of new buildings along Washington, including a nearby 135-unit mixed-use and two additions at Washington & Motor.
