Plans submitted by Davidandspoke call for the replacement of an existing one-story structure with a new development containing 10 apartments, supplemented by two accessory dwelling units, bringing modest residential density to the corridor while maintaining an active ground-floor presence. The lower level of the building is designed to accommodate a daycare facility, allowing the site to continue serving a community-oriented function alongside new housing.

The project is designed by Bear Architecture, with renderings showing a rectilinear massing shaped by the angled parcel. The exterior composition features recessed window bays and vertically organized openings, producing a layered facade that breaks down the building’s four-story height. Materials shown in the plans include a combination of stucco surfaces and terra cotta accents.

Drawings also indicate landscaped setbacks along the property edges and a roof level programmed for open space, consistent with the project’s small-lot urban infill character. The building envelope appears closely aligned to the site geometry, with upper floors stepping cleanly above the ground-floor program.

According to application materials, the project is currently undergoing plan check review. If approved, the development would add incremental housing to Slauson Avenue while preserving a long-standing neighborhood service within a newly constructed structure.
