A compact multifamily project is on the table for 948 North Hayworth Avenue in West Hollywood, where Blackacre LLC proposes to replace three existing residential structures with a six-story, 12-unit development designed by 64North. The project site lies just west of Fairfax Avenue, a short walk from Romaine Street, in a corridor that has seen new housing emerge in recent years.

Plans show a bar-shaped structure with townhome-style residences, a rooftop amenity terrace, and subterranean parking for three vehicles. The residences would include a mix of one-, two-, and three-bedroom layouts.

64North’s architectural concept layers textured gray concrete and warm wood paneling within a grid of vertical and horizontal frames, producing a rhythmic façade that reads as both sculptural and lightweight. The design integrates large-format windows, deep recesses, and planted trellises that help modulate light and privacy along the narrow lot.

The application, reviewed by the West Hollywood Planning Commission’s Design Review Subcommittee, outlines a density bonus request that would allow additional height in exchange for reserving two apartments as affordable units.

According to the city’s staff report, the building’s massing is shaped by its internal circulation and vertical storage rooms, which extend through the fifth and sixth floors to connect directly with the roof deck. Each end of the structure is capped by partially open stair towers, while alternating single-loaded corridors lend porosity and variation to the street-facing façade.

The rooftop deck and rear patio add shared outdoor space, complemented by drought-tolerant planting and built-in seating at the ground level. The project balances privacy for residents with a strong street presence, aligning with West Hollywood’s infill housing policies that favor architectural quality and compact density over scale.
