A new infill building is taking shape across from Expo/Vermont Station, where Wellnest is redeveloping a former parking lot at 1020 West Exposition Boulevard in Exposition Park, into a compact housing community known as The Nest on Exposition. Designed by Lorcan O’Herlihy Architects (LOHA), the four-story building introduces a sculptural silhouette to Exposition Park, marked by a rhythmic series of gabled rooflines and vertical bays. The project will feature 25 fully furnished apartments averaging around 300 square feet, alongside shared amenities including a laundry room, community areas, and offices for on-site service providers.

The Nest replaces a low-intensity parcel with a form that is both efficient and expressive. LOHA’s design employs corrugated metal cladding and tall, narrow window slots, giving the façade a sense of lightness despite its density. Each unit is oriented to capture daylight and cross ventilation, while the distinctive sawtooth roof profile creates varied interior volumes uncommon in supportive housing projects.

Set within walking distance of the Lucas Museum of Narrative Art and the Expo/Vermont Metro station, the project exemplifies transit-oriented architecture serving a civic function. The building’s compact plan and elevated detailing make it a model for integrating small-scale social housing into high-visibility urban corridors.

Funded through Project Homekey, The Nest is operated by Wellnest and will offer supportive housing for youth emerging from foster care and juvenile probation systems. Rather than an institutional appearance, the design emphasizes warmth, privacy, and autonomy.

As Exposition Park continues to evolve with cultural, educational, and housing investments, The Nest on Exposition contributes a distinct architectural statement; one that pairs civic purpose with a crafted contemporary form.
