A new small-scale residential project has been proposed for development at 1158 West 37th Pl. in Exposition Park, Los Angeles. The project proposal includes the development of a new apartment complex offering seven units. Once approved, the project calls for the demolition of an early 20th century home on the site.
New Materials Corp is the project applicant. Next Architecture is responsible for the designs.

The project calls for the development of a new small-scale multifamily residential development rising seven stories high. The new apartment complex will offer seven units designed as three-bedroom floor plans. No on-site parking has been proposed at this time. The community will offer a rooftop amenity deck.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, one of the apartments is to be set aside for rent as affordable housing.
A project application has been submitted to the Los Angeles Department of City Planning. Pending review and approval, the estimated construction timeline has not been revealed yet. The project site is located toward west of the USC campus.
