An application has been submitted to the Los Angeles Department of City Planning seeking approval to redevelop a substantial portion of land at 4868 Canoga Avenue in Woodland Hills with a new residential district. The proposal focuses on the northern section of a larger privately owned property and introduces a coordinated mix of housing types organized around a new internal street network.

The site plan illustrates a subdivision-scale layout rather than a single building footprint. New local streets divide the property into multiple blocks, with residential buildings arranged along curving roadways and internal intersections. Parking areas, landscaped buffers, and shared open spaces are distributed throughout the site, creating a planned circulation pattern that separates vehicular access from residential frontages.
Housing is proposed in several distinct formats. The program includes detached and attached for-sale homes, along with multiple apartment buildings providing both market-rate and income-restricted residences. Senior and family affordable units are incorporated within the overall apartment component, while ownership housing is clustered in lower-scale groupings closer to the site’s interior blocks.

Architectural materials depict a neighborhood-scale approach across the development. Renderings show three-story residential buildings with pitched roofs, balconies, and articulated façades, while apartment structures rise modestly above surrounding homes with simplified massing and consistent rooflines. Variations in color, siding patterns, and setbacks are used to differentiate building types while maintaining a cohesive visual language across the site.
The proposed redevelopment does not encompass the entirety of the surrounding property, and remaining portions are excluded from the current application. If approved, the project would introduce a new residential enclave at 4868 Canoga Avenue, replacing prior land uses with a master-planned mix of ownership and rental housing arranged around a newly constructed street and open-space framework.
