The Hive has topped out at 535 Glenrock Avenue, introducing a new model of shared student housing shaped by the site’s hillside topography. Westwood’s north campus housing zone continues to intensify, with a new infill project that treats student living not as an afterthought, but as an architectural opportunity.
The project is developed by M&A Real Estate Partners. LOHA (Lorcan O’Herlihy Architects) is responsible for the designs.

The six-story building contains 18 four- and five-bedroom apartments, allowing multiple students to share a unit while reducing the average cost per bedroom. A single level of subterranean parking accommodates 10 vehicles, mapping to the largely car-optional lifestyle of students walking to campus two blocks away.
Rather than stack floors in a conventional block, LOHA terraced the building back from the street, stepping volumes to follow the slope. This cascading massing makes room for a sequence of outdoor terraces, creating shared spaces where students can study, gather, or access fresh air without leaving the building. The façade is wrapped in vertical cedar slats, giving the project a warm material identity and filtering southern light into interior spaces.
The project was entitled through the Density Bonus program, which allows additional height in exchange for producing affordable housing. Three of the new apartments are permanently reserved for very low-income households, linking student-oriented development to citywide affordability goals.
With multiple Hive-branded buildings in Westwood and additional student housing underway at UCLA, Glenrock Avenue is becoming a concentrated micro-district for compact, walkable living. The Hive shows how architecture can respond to tight sites and steep slopes while still foregrounding shared outdoor space.
