Gardena’s Southern corridor is taking a new direction in housing. At 13126 South Western Avenue, construction is progressing on a four-story development that turns the idea of single-room occupancy into a contemporary housing model. Developed by Cocoon, the project replaces a former auto repair site with a design that prioritizes compact living and shared space.

The community will deliver 121 self-contained micro-apartments, each roughly 350 square feet and equipped with a full kitchen and bathroom. While the footprint of each home is modest, the building includes a courtyard, pool, and fitness room, reinforcing a sense of community through shared amenities. A total of 120 on-site parking spaces are planned within the structure.
Rendering reveal the building will feature geometric massing that steps down toward the northeast, creating a transition between the four-story height and surrounding one- and two-story industrial properties. The use of broad frames and shaded recesses along the façade lends the project a visual rhythm that softens its scale and establishes a pedestrian-friendly edge on Western Avenue.
City filings describe the design as part of a broader effort to anchor future residential growth in an area long defined by low-slung industrial buildings. The architecture aims to build a base context for an emerging neighborhood; one that could evolve toward higher density as more infill projects arrive.
As Los Angeles County cities search for scalable ways to add new homes, projects like this suggest that small spaces, when designed well, can have a large urban impact.
