The project replaces a lower-intensity commercial site with a mixed-use building that concentrates housing, retail space, and parking within a single footprint.

The approved program includes 92 apartments, distributed across studios, one-, two-, and three-bedroom units. At street level, approximately 1,500 square feet of commercial space lines Westwood Boulevard, while vehicle parking is accommodated in a two-level subterranean garage containing 125 spaces.

Architectural plans by DE Architects organize the building around a landscaped interior courtyard, visible in project renderings as a shared outdoor room framed by balconies and open-air circulation. Residential units face both the courtyard and the street, creating layered façades rather than a single continuous wall along the boulevard.
The exterior design is composed of light stucco surfaces punctuated by recessed bays, balcony projections, and darker inset panels. Upper portions of the building pull inward from the primary façade plane, forming terraces and reducing the apparent bulk of the structure when viewed from the sidewalk. Ground-floor storefront glazing establishes a clear transition between commercial space and the public realm.

The development makes use of density bonus entitlements, allowing additional floor area beyond base zoning limits. As part of the approval, eight apartments are designated as deed-restricted very low-income units, integrating affordable housing within the broader residential mix.

As construction progresses, the project introduces a mid-scale residential and retail building to this stretch of Westwood Boulevard, combining an inward-facing courtyard layout with active street-level uses and below-grade parking in a single, consolidated development.
