Construction is underway at 565 Gayley Avenue in Westwood, where UCLA is advancing the Gayley Towers redevelopment directly across from its main campus. The project replaces an older residential building with a new eight-story student housing facility, marking a significant expansion of on-campus-adjacent housing capacity along one of Westwood’s primary corridors. The project is designed by Mithun.
Plans call for a purpose-built student residence containing 187 bedrooms with capacity for up to 545 beds, primarily configured in triple-occupancy units. Of that total, 358 beds are reserved for low-income undergraduate students, supported in part by $35 million in state funding that allows qualifying residents to access deeply discounted rents. The remaining beds will be offered at market rates.

The building is organized around a central open-air courtyard, with shared kitchens, study areas, and communal spaces distributed throughout the structure. The project does not include on-site resident parking, reflecting its proximity to UCLA and an emphasis on pedestrian access and transit use rather than automobile accommodation.
Environmental clearance for the development was granted through a Mitigated Negative Declaration, which determined that potential impacts related to construction activity, noise, traffic, and utilities could be reduced to less-than-significant levels through required mitigation measures. The redevelopment results in a net gain of approximately 445 student beds compared to the previous use of the site.
With structural work now visible and vertical construction progressing, the Gayley Towers project is scheduled for completion in Fall 2026. Once delivered, the building will add substantial new housing capacity near campus, contributing to UCLA’s broader effort to increase student housing supply in Westwood and reduce pressure on surrounding neighborhoods.
