Six-Story Condominium Development Approved at 110 South Chapel Avenue in Alhambra

Plans have been approved for the redevelopment of 110 South Chapel Avenue in Alhambra, where a collection of small residential buildings would be replaced with a six-story, 60-unit condominium building above parking for 80 vehicles. The proposal would join other multifamily developments cited along Chapel Avenue, including a rental project across the street at 123 South Chapel Avenue and an affordable housing development at 103 North Chapel Avenue.

The proposal, submitted by an entity affiliated with Foundwell Development Group, calls for a podium-style building containing 60 for-sale residential units. Unit types will include a mix of one-, two-, and three-bedroom layouts. Parking for 80 vehicles will be accommodated within the structure.

The development utilizes density bonus incentives to permit a larger building envelope than otherwise allowed under existing zoning regulations. In exchange, nine of the condominiums are to be reserved for very low-income and extremely low-income households, in accordance with state density bonus provisions.

Renderings prepared by Tag Design Works depict a contemporary podium building articulated with varied materials and vertical elements. The rendering shows brick-like cladding paired with light smooth wall surfaces and dark vertical paneling, with balconies on the upper floors. A darker vertical volume along one edge visually anchors the structure, while projecting rooflines cap the building mass.

The approved project adds to a cluster of recently completed and under-construction multifamily developments along Chapel Avenue, including a rental complex nearing completion across the street at 123 South Chapel Avenue and an affordable housing development located one block north at 103 North Chapel Avenue. The 110 South Chapel Avenue proposal would join these nearby multifamily developments cited along the corridor.
