Construction is progressing at 6007 Sunset Boulevard in Hollywood, where a mid-rise mixed-use development has begun to take shape with wood framing now visible above a concrete podium. The project, located along a prominent stretch of Sunset Boulevard, is advancing with its overall form largely defined, even as updated plans seek to increase the number of residential units within the building.

Designs for the project have been prepared by Lahmon Architects. The project is being developed by CIM Group.

The development occupies a corner site near Gordon Street, where lower levels of the structure have already been completed in concrete, supporting multiple floors of wood-frame construction above. The building rises to seven stories and includes ground-floor commercial space fronting Sunset Boulevard, with residential units arranged on the upper levels. Retail frontage lines the base of the project, reinforcing pedestrian activity along the corridor.

Originally approved plans called for a building containing 109 residential units above structured parking, along with approximately 14,600 square feet of commercial space. Recent filings indicate that the project is being modified internally to accommodate a higher residential yield, with the total number of units increasing to 172. These changes are being pursued while maintaining the overall exterior massing and general design of the building.

The revised proposal also adjusts the project’s affordability component. Updated plans call for 19 units to be set aside for extremely low-income households, replacing a previous configuration that included 14 units designated for very low-income residents. The shift allows the development to utilize current housing incentive programs while increasing the total number of apartments delivered on the site.

Design proposal features a contemporary exterior articulated with vertical panels and recessed window openings. Renderings depict a façade composed of layered materials and varying depths, while portions of the structure incorporate projecting elements and open-air features integrated into the residential levels.

Once complete, the development will add a substantial number of new housing units and ground-floor commercial space to Sunset Boulevard, with construction expected to continue through an anticipated completion timeline in 2026.
