A five-story mixed-use building at 1808 Lincoln Boulevard in Venice is now fully constructed, with its exterior detailing and ground-level storefronts defining a new street presence along the corridor. The project introduces a continuous retail frontage at the base, where large glass openings and corner-facing commercial spaces establish a direct connection between the building and pedestrian activity along Lincoln Boulevard.

Above the commercial level, the structure presents a modern residential façade organized with a grid of large windows and recessed balconies. The upper floors are clad in a combination of dark-toned and light-colored materials, creating contrast across the elevations while emphasizing the building’s horizontal and vertical rhythm. At the back of the site, the upper floors are pulled inward in successive layers, creating outdoor terraces and reducing the building’s visual bulk near adjoining lots.
The development replaces a former auto-oriented use on the site and introduces new housing within a compact footprint. Plans for the project include 50 residential units arranged in a mix of layouts, positioned above approximately 4,700 square feet of ground-floor commercial space. Parking for residents is accommodated within a garage containing 42 spaces, integrated into the lower levels of the building.
Project approvals relied on the city’s Transit Oriented Communities program, under which five apartments are reserved for extremely low-income residents. As part of this framework, five of the units are designated for extremely low-income households. The design proposal incorporates residential amenities such as a rooftop deck and shared spaces integrated within the structure. The combination of street-facing retail and upper-level housing reflects a broader pattern of mixed-use infill development along Lincoln Boulevard.
With exterior construction largely complete, the project represents a transition from auto-serving uses toward a more pedestrian-oriented environment, adding both housing and neighborhood-serving commercial space to this stretch of Venice.
