Plans have been submitted for Gateway Place, a new affordable housing development at 10304 South Central Avenue and 1204 East 103rd Street in Watts. The project is being developed by Logos Faith Development, with designs by JZA Architecture.
The proposed development would bring 134 affordable apartments to the corner site. The residential program includes 116 one-bedroom apartments and 18 two-bedroom apartments. The affordability schedule lists 106 units for low-income households, 27 units for moderate-income households, and one manager’s unit.

The building would rise six stories and reach a height of 68 feet. Plans show 79,400 square feet of floor area, including 57,771 square feet of residential space and 3,590 square feet of ground-floor commercial space. The project site measures 22,435 square feet. Parking would be located at the ground level, where plans show 38 residential vehicle stalls. The building program also includes bicycle parking, a residential lobby, commercial entries, and service areas. Open space is planned across 5,540 square feet, including a second-floor courtyard and a fifth-floor roof deck.

Renderings show a mid-rise building with a taller residential volume above a darker, more textured base. The upper floors are shown with a white panel façade, narrow vertical windows, and accent panels, while the ground level includes storefront glazing and commercial frontage along South Central Avenue. A lower two-story portion steps down along part of the site, creating space for upper-level outdoor areas.
The plans are included in a planning review set dated May 8, 2026. A construction timeline has not been announced.
