A proposal discussing the development of a new mixed-use complex at 601 North Brand Boulevard in Glendale is under review. The project proposal includes the development of two new buildings offering spaces for office and residential uses.
Onni Group is the project developer. Solomon Cordwell Buenz is responsible for the designs.
The scope of work includes the development of a two-tower complex, offering a total of 858 apartments. Plans call for retaining an existing 14-story office tower and parking garage. However, an adjacent surface parking lot is slated for demolition. In place of the parking lot, two 36-story towers are proposed for construction, featuring 858 apartments designed as a mix of one-bedroom and two-bedroom floor plans. The complex will offer parking for 942 vehicles. Commercial space spanning an area of 5,600 square feet will also be developed on the ground floor.
The building facade will rise to a height of 380 feet. In addition to housing, the complex will also feature a new public plaza, as well as co-working spaces, a fitness center, lounges, and amenity decks at both rooftops.
Last year, the Glendale City Council approved Stage I Preliminary Design Review for the project. To move forward in the process, Glendale requires 129 apartments to be set aside for rent as very low-income affordable housing. This will allow the project to comply with the city’s inclusionary housing requirement and also make 601 Brand eligible for density bonus incentives and waivers of design regulations.
Glendale Design Review Board will conduct a project review meeting. The scheduled design review includes a discussion of the refinement of the project’s design at Brand and Sanchez Drive to create a landmark entrance to the northern end of Downtown Glendale, as well as its lobbies, entrances, and landscaping.
The project site is located south of the 134 Freeway. The estimated construction timeline has not been announced yet.
