A new small-scale residential project has been proposed for development at 840-854 North Hilldale Avenue in West Hollywood, Los Angeles. The project proposal includes the construction of a new infill apartment complex rising three stories high. Plans call for the demolition of a series of small residential buildings located on the site.
SC Club Owner, LLC is listed as the project applicant. Good Project Company is responsible for the designs. L.Z. Design Group is serving as the landscape architect.
The scope of work includes the redevelopment of the project site with an infill apartment complex rising three stories high. The housing complex will feature 10 residential units, including six affordable units and four rent-controlled market-rate units. Units will be designed as a mix of one-bedroom and two-bedroom floor plans. The units will sit above a parking garage with a capacity of 10 vehicles.
The new construction will be accompanied by a new swimming pool and amenity deck for use by the neighboring San Vicente Bungalows, which is owned by the same entity.
A presentation was submitted to the West Hollywood Planning Commission’s Design Review Subcommittee.
A staff report elaborates on the construction material; the facade showcases a ‘brise soleil’, a structural element designed to house balconies and communal open spaces on the second and third levels.
This design allows for building scaling and also provides shading and reduces solar heat gain, contributing to the overall sustainability strategy.
The project site is located Sunset Boulevard and Santa Monica Boulevard in West Hollywood. The estimated construction timeline has not been revealed yet.
