A new residential project has been proposed for development at 1320 Pico Boulevard in Santa Monica. The project proposal includes the development of a new residential project offering 100 apartments. A commercial building is slated for demolition for the new residential building to be constructed.
Dylan Investments is the project developer. DFH Architects is responsible for the designs.
The scope of work includes the construction of a new multifamily housing rising eight stories high. The project will bring 100 apartments designed as a mix of studios, one-bedroom, two-bedroom, and three-bedroom floor plans. Parking for 78 vehicles will be provided on the site.
Requested approvals include density bonus incentives – including additional incentives as allowed by AB 1287 – to permit a larger structure than otherwise permitted by zoning rules. In exchange, 16 of the apartments are to be set aside at below market rates.
A smaller four-story structure at the rear of the site will also be built. Onsite amenities include a gym, a pool, and multiple terrace decks.
The project site is located a short walk to the west of Santa Monica College’s new arts complex. A project application has been submitted to the City of Santa Monica, pending review and approval.
