A filing with the Los Angeles Department of City Planning proposes replacing four existing houses at 112 N. Mariposa Avenue, with a six-story, 24-unit apartment building. The site sits east of Normandie Avenue in Koreatown.
Diamond Property, LLC is listed as the owner, and bB|A Studios is the architect of record.
Plans outline a unit mix of studios and one-, two-, and three-bedroom apartments, supported by 17 at-grade parking spaces.
The developer seeks Transit Oriented Communities (TOC) incentives to exceed base zoning allowances; three homes would be deed-restricted for extremely low-income households to qualify.
Published renderings depict a contemporary podium building with vertical articulation and inset balconies. The estimated construction timeline has not been revealed yet. Separately, a plan for 88 apartments at 1st Street and Normandie Avenue, one block west, received approval in 2021.
